We are currently working with WPS and St Leger Homes of Doncaster to help shape the future retrofit strategy for Woodlands Model Village Conservation Area – one of England’s finest surviving examples of an early twentieth-century model village. Our role is to ensure that proposals to improve energy efficiency are informed by a comprehensive understanding of the historic environment, allowing sustainability and heritage conservation to work together, rather than compete against them .
Understanding Heritage Before Retrofit
Before any retrofit design can begin, it is essential to understand what makes historic buildings significant and which elements contribute most to their special character.
Woodlands Model Village, designed by Percy Bond Houfton between 1907 and the 1920s for workers at Brodsworth Main Colliery, remains remarkably intact. The Conservation Area contains a diverse range of building types, several of which are Grade II Listed, and retains much of its original architectural character. For retrofit designers, this presents both opportunities and constraints.
Sensitive interventions can improve thermal performance while preserving historic fabric – but only if decisions are informed by robust Statements of Heritage Significance and detailed Historic Building Recording, and it has been AB Heritage’s role to provide that vital evidence base.
Providing the Heritage Evidence Base
Working closely with St Leger Homes of Doncaster and WPS, AB Heritage provided a Statement of Significance for 126 properties across the Conservation Area. Our Statement of Significance work assessed and demonstrated:
- surviving historic and architectural features;
- alterations that have affected significance;
- material defects and areas of deterioration;
- opportunities to reinstate historic character; and
- the overall heritage significance of each property type.
This work created an overview of the embedded significance of the Model Village that enabled the retrofit designers to understand where intervention can be accommodated and where greater sensitivity of design is required.
The resulting Heritage Statement provides a framework for future decision-making, helping ensure retrofit proposals comply with conservation principles while supporting wider sustainability objectives.
To support the developing retrofit programme, AB Heritage carried out Historic Building Recording surveys of seven representative properties across the estate.
Detailed Heritage Recording for Retrofit Design
Undertaken in accordance with PAS 2035 and BS 7913 guidance, the surveys documented historic fabric, architectural details, previous alterations and features contributing to the significance of the building types within the Conservation Area.
Discussions with residents also provided valuable insight into how these historic homes perform and the practical energy-efficiency challenges occupants face. Combining technical Heritage Assessment with community engagement helps retrofit specialists design solutions that respond to both the historic buildings and the people who live in them.
